HWKN Unveils UAE First AI-Designed Commercial District in Sharjah

Sharjah is poised to make architectural history with the launch of the UAE’s first commercial district planned entirely with the aid of artificial intelligence. New York-based HWKN Architecture has unveiled its bold vision for District 11, an ambitious development commissioned by Al Marwan Real Estate Development Group that promises to redefine the city’s urban landscape.

A Human-Centric ‘Work Resort’ Concept

At the heart of District 11 is an innovative “work resort” model that blends smart technology with human-centered design. The project integrates adaptable architecture, intelligent building systems, and vibrant shared spaces that invite public interaction. HWKN’s design aims to foster a balanced ecosystem where work, leisure, and community seamlessly coexist.

Filling a Gap in Sharjah’s Urban Fabric

While Sharjah is widely celebrated for its rich cultural heritage, home to renowned museums, universities, and historic souqs, its urban planning has long lacked integrated commercial hubs. District 11 directly addresses this void, acting as a connective link between the city’s established residential neighborhoods and prominent cultural landmarks, such as the Sharjah Museum of Islamic Civilisation and the Sharjah Art Museum.

Strategically located just minutes from Sharjah International Airport and University City, the three-million-square-foot master plan will feature eleven mixed-use buildings offering 200 commercial units, complemented by cafés, clinics, childcare facilities, and a mosque. The district follows the increasingly popular 15-minute city model, ensuring that residents and workers can access essential services and amenities within a short walk.

Artificial Intelligence at the Core of Design

In a groundbreaking approach, HWKN integrated AI throughout every stage of the design process. Rather than beginning with sketches or traditional models, the design team employed advanced simulations and AI-generated data to study building massing, shading patterns, pedestrian movement, and climate adaptability.

Custom prompts allowed the architects to virtually explore how people would navigate the space, how the buildings could evolve over time, and how the structures could best respond to Sharjah’s climate. This reverse-engineering methodology prioritized the district’s functionality before shaping its final architectural form, streamlining research and accelerating the decision-making process.

“AI acted as our design partner,” the HWKN team explained, noting how the technology reduced trial-and-error cycles and offered dynamic solutions that might have otherwise taken months of manual study.

An Office District Inspired by Community and Climate

District 11 represents a significant departure from the conventional isolated business parks commonly seen across the Gulf. Drawing inspiration from HWKN’s Canada Water Dockside project in London, the design features eleven buildings surrounding a shaded central boulevard, offering interconnected public spaces that remain active and welcoming throughout the day.

The district’s network of alleys, courtyards, and pedestrian pathways connects workspaces directly to essential amenities, promoting a highly walkable environment where every daily need lies within 15 minutes.
