JLL Expands Technology Solutions Across Middle East as Real Estate Firms Boost AI Investments

DUBAI: Global real estate services firm JLL has expanded its Technology Solutions capabilities across the Middle East, strengthening its portfolio of technology-driven services as demand for artificial intelligence, automation, and data-led decision-making continues to rise across the region’s property sector.

The expansion builds on JLL’s entry into the Middle East technology solutions market in late 2024 and aims to provide investors, developers, and occupiers with integrated technology services covering the entire real estate lifecycle.

The company said its enhanced offering combines technology advisory, implementation, and managed services under a single platform, enabling clients to leverage AI-powered tools, automation systems, and cloud-based asset management solutions to improve operational efficiency and portfolio performance.

“Across the Middle East, real estate leaders have moved beyond asking whether they should adopt AI and are now focused on how to implement it effectively,” said Dr. Matthew Marson, Managing Director, EMEA Technology Advisory at JLL.

He noted that while many organisations have experimented with AI, challenges remain in integrating technology into everyday operations. JLL’s approach focuses on connecting data, systems, and teams to help clients gain greater visibility across their portfolios and make faster, more informed decisions.

Michael Ewert, Global Head of Technology Advisory Services at JLL, described the expansion as a significant shift in the delivery of real estate technology solutions.

“Clients now have access to integrated end-to-end capabilities delivered locally, supporting assets and portfolios throughout every stage of the real estate lifecycle,” Ewert said, adding that the consolidated model is designed to improve efficiency, reduce complexity, and generate long-term value from property investments.

The move comes as technology spending accelerates across the commercial real estate sector. According to JLL’s Global Real Estate Technology Survey, 87% of investors are increasing technology budgets, while the share of companies running commercial real estate AI pilot programmes has surged from less than 5% in 2023 to 92% in 2025.

The survey found that investors are increasingly using AI to support portfolio optimisation, enhance investment performance, attract capital, and identify new growth opportunities. Technology spending is also being directed toward energy management, data analytics, and other operational areas aligned with broader corporate objectives.

As part of its expanded offering, JLL will provide technology advisory services to help organisations develop short- and long-term digital transformation strategies, assess technology investments, and prepare for future advances in AI and automation.

The company’s implementation services will support the deployment of Integrated Workplace Management Systems (IWMS), working alongside technology partners including IBM MREF, ServiceNow, FM:Systems, and Archibus by Eptura.

JLL has also strengthened its managed services portfolio, enabling clients to streamline planning, implementation, and ongoing operations through structured governance frameworks aimed at maximising return on investment and reducing operational costs.

Among the key platforms supporting the initiative is JLL Asset Beacon, an AI-powered asset management solution designed to enhance portfolio performance by consolidating operational, financial, and leasing data into a single platform.

The company also highlighted JLL Azara, powered by Falcon, which integrates multiple data sources and AI capabilities to provide business intelligence insights and customised analytics for real estate portfolios.

In addition, JLL is offering outsourced commercial real estate technology oversight services, delivering an end-to-end model that combines technology planning, implementation, and solution management to accelerate innovation and improve business outcomes.

The expansion aligns with JLL’s broader strategy of creating a connected and intelligent data ecosystem for the Middle East’s commercial real estate sector as demand for advanced technology solutions continues to grow.
